Investment property

My wife and I have one investment property in our SMSF and one outside in our own names. My wife is concerned that we are not paying down our loans quick enough, and I think if we bought quality shares it would be a better option. The interest rate for our SMSF loan is 5.19% P&I, and outside is 4.99%. Interest only. Should we use our spare money to pay down our loans quicker, or buy shares?

Investing in art

I have recently looked into investing in fine art for my SMSF.

As well as the growth, I am keen to lease the work out to generate income. The organisation I am dealing with require the lessee of the work to have it adequately insured.

Is this sufficient to meet my obligation to have the asset insured, or do I need to have it separately insured for the fund?

Your example (assuming 90 day at 2.15%) has return in cash at 2.15 + 4.00 = 6.15 at 70 %

And a franking credit of 6.15 at 30% to claim in tax refund.

My understanding is that in this scenario the SMSF receives the full 6.15% return on its investment.

Please confirm that my understanding is correct as this return is substantially better than cash rates or fixed term rates and would be a valuable addition to a diversified portfolio.

Platinum Asia Investments Limited

Our SMSF has holdings in the Platinum International Fund and European Fund and also in PMC.

Given those holdings yesterday, we received an invitation to invest in Platinum’s new Asia focused LIC.

Could you please comment on the relative merits of investing in PAI, as opposed to investing in the existing Platinum Asia Managed Fund?
